• What is a mortgage?

A written instrument creating a lien upon real estate for the security of payment of a specified debt. It is your personal guarantee that you'll repay the money you've borrowed to buy or own your home free and clear.

• What will be my loan rates?

 
Your loan rates depend on many factors, one of which is the type of loan you choose, such as fixed rate mortgage or an adjustable rate mortgage. However, the main factor that determines your loan rate is the current economical prime rate, which is the rate that is set by the federal government.

• What is a HELOC?

A HELOC or a home equity line of credit, as it is known by the industry, is an agreement by a commercial bank or other financial institution to extend credit up to a specific amount amortized over a specific period of time using the equity in the property as collateral.

• What is a HUD or settlement statement?

The HUD, or the Uniform Settlement Statement (HUD-1) as it is known, is a complete list of the actual settlement costs which will be charged at the closing and must be made available for review, if requested by the borrower, at least (1) business day prior to settlement.

• What is a Lien?

Lien is a claim on property for payment of some obligation or debt(s).
Involuntary Lien is a claim imposed against real property without the consent of the owner (i.e. taxes, special assessments).
Voluntary Lien is a claim imposed against real property with the consent of the owner.
Mechanic Lien a claim placed against real property by unpaid workmen or material suppliers. 

• What is the makeup of a monthly mortgage payment?

The monthly mortgage payment consists of what is called P.I.T.I, which is Principle, Interest, Taxes, and Insurance. Although the majority of investors pay taxes and insurance in one lump sum it is possible to pay them on a month to month basis on an escrow account held by the lender.
